Property at Big White Ski Resort

Property at Big White Ski Resort is more than just owning a vacation home. The potential revenue that comes along with your investment plays a major role in your purchasing power. Finding properties that double as a vacation home and a rental property with great earning potential are a rare find. Especially when other resorts such as Whistler have speculation tax. Big White Ski Resort is exempt from that tax making it an even more desirable place to invest.

Owner/Rental Use

Depending on how much you use your property for personal use, the revenue potential can be vast. Renting out your property during the high times such as Christmas and New Years break and Spring break, can yield some great revenue and also provides an opportunity to still use the property personal use during other times of the year. High end luxury chalets have potential to reach six figure rental revenue.

Location Location Location

Property at Big White Ski ResortChoosing an area of the resort is also imperative for both personal pleasure and when renting. Being in or close to the Village is a valuable asset for any property. Many people visiting the resort like to have immediate access to all amenities whether that is in Happy Valley or the Village centre. Speaking of amenities, if a condo is what you are after, comparing each complex’s amenities is important and will affect rental potential. You could go all out and enjoy Stonegate’s amenities which include indoor/outdoor pool, movie theatre, game room and much more. Or if you are looking for a more cost effective strata, a complex such as the Whitefoot lodge may be more ideal.

Owning property at Big White Ski Resort offers the chance to enjoy and revel in the best of both worlds. Using the property for personal use, hitting the slopes and enjoying family vacations along with a fantastic earning potential gives Big White a leg up on other Canadian ski resorts.

Big White Ski Resort 2022

We are over one month into 2022 already and Big White Ski Resort continues to break the mould in many ways. Rising above the challenges and restrictions, the mountain has maintained and elevated real estate growth and development. With the Coquihalla Highway reopened to regular traffic and exciting events scheduled, the resort is becoming a more sought after place than it already was. Travelers from afar, and locals are both vying for the opportunity to own property at Big White Ski Resort.

Big White Ski Resort so far in 2022

This January we saw 24 sales at the resort, which is fairly on par as last year saw 23 sales. Again, fairly on par was the total volume of sales reaching 14 million this year, up 2 million from last years number. A number that was saw a big difference in was inventory. Not news for anyone that has been keeping tabs on the Kelowna market, but for Big White, this is a large difference that has just been affecting the market. January 2021 had 73 active listings including condos, lots, etc.. This past January only 34 active listings were available on the market. More than a 50% decrease in inventory. Which, leads us into the current happenings as we continue through February.

Currently there are 36 active listings. From the most affordable studio unit at $165,000 to an under construction luxury chalet at $1,599,900. There still is a price point for everyone and the potential investment opportunity is, for some, just too good to pass up. Some listings are being quickly snapped off the market at full or higher than list price and sometimes subject-free. That is not the case for every property however so there are still many good chances to find your perfect Big White Ski Resort property.

Big White Ski Resort announces major plans

Big White Ski Resort has announced major plans to take place over the next 60 years. The resort recently submitted it’s 2020 Master Plan to the government, outlining the anticipated growth and their goal of making the mountain a “world-class, all-season destination resort.” It will potentially double its current size of 3,140 hectares to nearly 7,000 by 2089. Much of this terrain will come from East Peak area.

Major Plans Announced

Plans include doubling the amount of chair lifts, almost tripling the skiing terrain, and expanding mountain biking trails. Additionally the resort plans to add golfing, zip-lining, more equestrian adventures, and cat skiing. Winter camping and health/wellness facilities are proposed. Of course, with more terrain and activities that means additional parking, accommodations and amenities. The current bed units at the resort is approx. 10,533, and if the proposed 2020 Master Plan stays on track, the resort will see 20,600.

Real Estate

Owning a Big White ski property is already a sought after commodity, and with plans of expansion and growth, I believe the real estate industry will continue to remain strong. 2020 ended with some of the best numbers the resort has seen and the forecast of the 2021 market is parallel.

There is a broad range of available properties like residential, lots, commercial and pocket listings. There are also many great options for vacation homes or investment properties depending on your intentions of use. Whatever your requirements are, Big White has something to offer.

You can sign-up here to receive all new listings that hit the market at the resort the moment they go live. You can also always reach out to me with any questions you may have.

The resort strives to ensure visitors and residents alike are safe and have done a great job in doing so. Check out all of the resort’s new procedures and protocols here.

It allows us to get active with some of the most amazing views. And it allows us to spend quality time with those close to us.
